How Not To Run a Residential Rental Business in Richmond

Yesterday the owner of the 10 S. Boulevard property and proprietor of Hollister Enterprises stopped in to advise me that political signs that were on my front desk and facing out the window for a year and a half had to go. This caught me off guard as there's never been a problem with my office decor before. The real issue is that Hollister Enterprises has also after a year and a half discovered our community website and they were not pleased with our candor.

"You can move out this weekend!" stated the hostile landlord. "If you and your neighbors don't like it here you can just move." Shocking words from someone who receives a check for $995 every month on time and without hassle. 

The issue isn't whether anyone likes, dislikes, or further has personal disputes with our landlord or the facilities. The goal of this site is and always has been to bring people together and build a better, safer and friendlier place to call home. When we post sensational stories we entertain, inform and call attention to deficiencies. Our coverage of accidents aka debacles serves to remind everyone that we live on a busy thoroughfare and we should exercise extreme caution while driving, walking and recreating down our fair avenue.

Hollister Enterprises took exception and offense to our citing of:


The better business person, the socially conscious and concerned property owner would be open and candid about concerns in the community and invite his tenants to share in making our homes a better place. Rather than threaten, coerce and show hostility towards free information and legitimate concerns for safety and security a smart landlord would embrace those calls.

When a whole community of people can see that a few exterior lights would prevent countless vandalisms, crimes and vagrant residencies and a property owner ignores those criticisms that is a sign of a bad rental business.

When a property owner acknowledges the water drainage problems on his property and even refers to it as a "lake" yet does not take measurable action to remedy the issue there is a significant problem with his business.

"Your site is taking money out of my wallet!" is not the quote from a good business. It's a matter of cause and effect; this site and our community of neighbors would not exist were it not for the need and desire to make this a better place to live.

"I'll have a great day WHEN YOU MOVE OUT!" said the departing property owner as he stormed off around a corner after his hostile confrontation. Thankfully my lease was automatically renewed 2 weeks ago and extends through December 2009 so I will have ample time to help our landlords build a better and more prosperous rental business while also helping to make our community safer and a more comfortable place to call home. I genuinely hope they will join us and their neighbors on the Boulevard to set an example of a good Richmond rental business.

I love your blog! I used to live on the corner of Floyd and Boulevard 11 years ago (lived there for 10 years), and reading your blog has led me to conclude the neighborhood has greatly improved since then. The petty crime back then wasn't quite so petty.

The Hollisters ripped down an Obama sign here at 7 N. Boulevard about five hours after it was put up. Something tells me they wouldn't have had such a problem with it if it said "McCain" or "Country First" or "God Hates Democrats" or something. Anyways. Your blog is funny! I have sent people your blog and had them respond with "I want to live at 10 S. Boulevard." Your landlord should realize that there is no bad publicity. You are making the property famous! This does not excuse your landlord from fixing broken crap, but they should realize the potential in their own property. Maybe they should advertise on the blog and thank you for trying to make the neighborhood a better place and thus making the property a better investment. sigh.

Keep it up

Peter, carefully review your lease for any terms or requirements regarding behavior during the term of the lease and closely adhere to them. Don't give Hollister an easy excuse to evict. After that, keep posting (political signs and web postings). I enjoy the blog.

The only things I miss about

The only things I miss about living in 10S are the good tenants and friends I made, and this site. The things I do not miss are too numerous to count.

Thanks for the Information

If nothing else, the alerts about loitering on dark, secluded stairwells is a great public service. NO INFORMATION about the reported vagrant on the premises was reported to the residents of 10South. Were it not for this site, this important information regarding the SAFETY of the residents of 10South, would not have been passed on. Additionally, the information about the ridiculous amount of accidents in the IoD (Main/Ellwood and Boulevard) has also been important in assisting local residents about the dangers of driving though or parking in this intersection. As the author notes, informed customers are the BEST kind of customers, and these landlords need to learn this BASIC lesson in customer service. The management itself could rebut issues, actually listen to concerns or inform residents using this site, which would aid in running an effective business. Keep up the good work!

Speaking of terrible landlords...

Bob Firestone & Company has got to be just as bad. The failure to maintain ANYTHING properly on the premises led to a terribly uncomfortable 12 month stay in what was essentially an attic. It took them 6 months of daily nagging to replace my water heater when it broke! They also had the nerve to scalp most of my security deposit, also for $925/month. I feel your pain! Thankfully, my new and current landlord (despite having never met him) seems to be great. Everything gets taken care of hassle free!

I rent from the Hollisters

I rent from the Hollisters and they are terrible landlords. I had to request twice last year that they turn the heat up during the few cold days last winter. I guess heat for their tenets is hurting their wallets as well...For being good Christians they sure like to screw people over. I just wish our building had a website like this one!
